This book seems to spawn after most bosses and minibosses in the Crypts have been killed from what I've observed in my runs so far. You do not need to kill the secret boss or Dark Rider before Kharon. Below is the dialogue you can read when clicking on it:

Dialogues of the Dead
This small, red book gives off an incredibly ominous aura. The name is emblazoned with simple font: "The Dialogues of the Dead."

You've heard no tales of this book. Perhaps that's merely because none have returned to tell of it.

Your whole body shudders as you peel back the covering. The words seem to dance and swim on the page, making it hard to focus.

The words on the page are written in an unfamiliar language, but as you stare, they seem to take on meaning, piece by piece.

As you turn the page, a chill creeps its way up your spine. You have the unmistakale feeling of being watched.

The words being to coalesce into something recognizable.

Every fiber of your being is begging you to stop. To turn back.

Before it's too late.

The book feels as if it's becoming a part of you -- an extension of your hands.

Perhaps it's not such a bad thing. Perhaps it's best to keep going.

To lose yourself in it.

A message should pop up in the center of the screen:

Are you sure you want to do this? What you unleash cannot be resealed.

When you click yes, Kharon should spawn in. Make sure you've cleared the room and the outside hall before spawning him, including the skeletons on top of the pile. He has a fear that cannot be warded and will send players in all directions.
